Philadelphia, PA - Several developers appear to be addressing the demand for more multifamily housing in Philadelphia.

Take Wade Properties as an example.
The Philadelphia developer has a plan to
transform an old 15,000-square-foot dry
goods warehouse at 313-315 N. 3rd St. in
Old City into 10 condominiums. Each unit
is designed to be about 1,500 square feet
comprised of two bedrooms and two bath-
rooms. A few of the units on the fifth
and top floor will have views of the Dela-
ware River and the Ben Franklin Bridge.
Wade is pricing the condos from $399,900.

Old City has been a hotbed of apartment
development over the years but not condos.
Despite that, Wade is confident that there's
a market for his condos, which are expected
to be completed by mid-June.

"It's one of the two neighborhoods that
people ask for in Philadelphia," Mark
Wade said, adding that the Rittenhouse
Square area is the other. "Old City seems
to be the place to be."

While the neighborhood may sell itself,
Wade is banking on a few high-end accouter-
ments, such as Sub-Zero beand freezers,
to help entice buyers.
